Business Expansion Corridor
Louisiana Highway 3131, also known as Hospital Road, connects two
segments of Louisiana Highway 1. Highway 3131 provides through traffic
between US 190 some 15 miles to the south and the more northern
parish communities of Morganza, Batchelor, Innis and Lettsworth
with an alternative route which avoids the congestion of central
New Roads. It is also considerably shorter. This shortcut is within
the city limits of New Roads and has become the New Business Expansion
Corridor for the community. Hospital Road is nearly 1.75 miles in
length. The Pointe Coupee Hospital anchors its intersection with
Highway 1 while the northern end leads to the Air Park. Current
land uses include service stations and auto related businesses,
fast food restaurants, small strip shopping centers, motels, multi-unit
housing developments, religious and training institutions, entertainment
establishments and miscellaneous small businesses. Remant agricultural
uses endure from the time when this land was devoted entirely to
farming. The 3131 corridor is largely zoned for commercial with
few restrictions and should be attractive to a wide variety of business
enterprises.
Transportation
Dependent Businesses and Industries
Highway, rail, water and air transportation features unite this
group of sites to provide the second business expansion theme. The
Union Pacific / Missouri Pacific share a rail line which traverses
the parish with connections to _______and _______. A site zoned
for light industry and with extensive rail frontage is immediately
available within a few blocks of the center of New Roads. Within
the next few months, additional sites are expected to become available
adjacent to the new ________ marshalling yards at Livonia. The Pointe
Coupee Parish Port and Industrial Park offers opportunities for
river transportation dependent industries to locate on one of the
industrial parks available sites and use the port facilities. Large
land holdings, presently in agricultural use, and adjacent to the
False River Airpark are available for businesses which use aircraft
or are related to those businesses who do. Sites can be developed
for business uses with aircraft hangers and private taxiways interconnected
to the airpark taxiways and runway.
Energy
Related Industries
Power
generation represents another significant theme. Large industrial
users of electricity and steam are being being sought to invest
in facilities adjacent to a projected major new power source along
the Mississippi River.
Plastics
Industries
A
plastics manufacturing and distribution complex located along the
_____railroad near Batchelor is sufficiently large to welcome the
construction of new industrial facilities directly related to the
sheet and pipe plastics manufacturing companies already represented.
